If you are underwriting a similar deal
- Get the exact clause on due date, calculation base, TDS, and what happens if they pay late
- Ask existing allottees for the last 6 to 12 months of actual credit dates (this wall exists for that)
- Confirm promoter entity and RERA number for the specific phase
- Assume you may need written escalation paths before you need another brochure PDF
